Houses at West Vale reach next build milestone

Work to make the final houses at our West Vale scheme watertight is complete and the first kitchens and bathrooms are being fitted, we are pleased to share. This keeps us on track for completion of this part of the scheme in the autumn.

We are working with main contractor, Caddick Construction to bring forward the modern, green, mixed-tenure West Vale project at the top of Manchester Street, Oldham to meet local housing need.

Work to build the 26 two, three and four-bedroom houses is being carried out in phases and this month saw the site team complete roofing on the last three and four-bedroom houses, making way for joinery, electrical and plaster-boarding work inside the properties to begin.

Meanwhile, in structures made watertight earlier in the year, kitchen and bathroom fitting and floor laying is progressing well, before final-fix joinery, electrical, plumbing and decoration work begins.

Joel Owen, our Director of Development said: “This is an important milestone for the houses at West Vale and, with trades now at work inside, we can really see the houses becoming homes for residents.

“Finding ways to help customers save energy and money when they move in and reducing the environmental impact of homes at West Vale has been a key consideration in our plans.

“We are proud that all properties at the scheme are being built to exceptional sustainability standards.

“Each will be equipped with low a carbon air-source heat pump in place of a gas boiler, and additional insulation is being used to prevent heat loss and help homes stay warmer for longer.

“Our houses also have a timber frame construction to reduce their overall carbon footprint; and electric vehicle charging points will support the new residents to reduce their emissions even further.”

All houses at West Vale are for shared ownership under our Fabric Living brand, helping local people to get a foot on the housing ladder at an affordable price. Read more about Fabric Living and how to enquire about shared ownership homes at West Vale.

We will start to take handover of the houses towards the end of 2024, and the first shared owners are anticipated to move in at the end of this year and into early 2025.

Alongside the houses at West Vale, our 62-home apartment building is advancing too. Work is underway to insulate the roof, complete the steel framing system to the façade, finish installing windows and continue with external brickwork.

Completion of the apartments is scheduled for early 2025.

All apartments will be for affordable rent and allocated in line with Oldham Council’s Allocations Policy.
