We took handover of 28 new homes in September and signed contracts for 135 more!

We are celebrating after September was our highest performing development month to date, helping us keep up momentum on supply of much-needed, new affordable homes and moving us closer to the targets set out in our development strategy 2020-26.
Our team took handover of 28 great new homes in Royton, Stalybridge and Middleton, which customers are already moving into.
Sixteen low-carbon one-bedroom apartments for affordable rent were finished at our High Barn Phase Two development in Royton, built by development partner Robwood Construction.
Additionally, eight four-bedroom family homes for shared ownership were completed at our Ridge Hill scheme in Stalybridge, built by KMM Homes. And one four-bedroom house and three three-bedroom homes for shared ownership were finalised at Boothroyden Road in Middleton, delivered by Elan Homes.
We also signed contracts worth £22m to deliver 135 new homes in Middleton, Heywood and Kirklees in 2023/4.
Through section 106 agreements we are working with major housebuilders, Kellen Homes and Persimmon Homes to increase delivery of houses and apartments for shared ownership and affordable rent to make a difference to local people.
In Middleton, we are investing £8.3m in 45 two and three-bedroom family houses at Kellen Homes’ 311-plot Don Street development. While in Kirklees we have signed an £8.4m deal with Persimmon Homes for 50 two and three-bedroom homes at a 250-home scheme on Netherton Moor Rd.
Further strengthening our development pipeline, an £5m development is starting on a brownfield site at Rochdale Road East in Heywood. This build will comprise 40 one and two-bedroom apartments for affordable rent and will be built by Bolton-based Challenger Building Services.
Joel Owen, our Director of Development, said: “September was our most successful month on record and despite challenges in the market, together with our trusted partners, we have continued to deliver high quality, sustainable, new homes that we are proud of, and signed important contracts that move us closer to our ambitious development targets.
“Significant are our deals to secure section 106 agreements with major housebuilders, that will help us scale up delivery of new homes, and our expansion into the Kirklees area for the first time, too.
“Our strong performance means we are on track to deliver 700 new, high quality, energy efficient properties across a choice of tenures in Oldham, Rochdale, Tameside, Kirklees, and Calderdale between now and 2026 to help meet housing need and improve the lives of local people.”
In this financial year we are due to complete 109 new affordable homes. Work is currently underway on 149 properties at nine development sites and we will commence with a further 259 homes by April 2023.
